How to Make a Reservation? +
Select your villa and enter the dates. Submit your reservation request, sign the contract according to the instructions received after the confirmation email, and make your payment.
What is the Payment Plan? +
30% down payment required to confirm the reservation, the remaining amount will be collected before or at check-in. Accepted methods: Cash, Credit/Debit card, Wire Transfer/EFT.
Is there a minimum/maximum stay? +
Yes. Minimum 2 nights in most villas, 5–7 nights in high season; Maximum duration is subject to availability.
Is a security deposit required? +
Yes. A refundable damage/missing deposit is required upon arrival. It is refunded within 3–7 business days after check-out, once inspections are completed. You can see the amount on the reservation screen.
What’s Included in the Prices? +
Electricity, water, internet, heating/cooling (seasonal), pool and garden maintenance, and bed linen and towel sets are included. All bills are included in the price unless otherwise stated on the website.
Is There a Cleaning Fee? +
A departure cleaning fee applies for stays of less than 1 week. This cleaning fee is included in the price for stays of 7 nights or more, but requests for interim cleaning are subject to an additional fee.
How Does Pool Heating Work? +
Heated pools are activated seasonally. Some villas include the price, while others have a daily/weekly additional fee. Target temperature and timings vary by villa.
Is Pool Heating Guaranteed? +
Due to external weather conditions and technical limitations, a specific temperature range is targeted; performance may decrease in extreme cold. In case of malfunction, our reasonable refund/discount policy applies.
What are the Cancellation and Refund Policy? +
Standard: Full refund 30 days or more; 50% refund 14–29 days; no refunds 13 days or less.
Can I Change the Date? +
Date changes are subject to availability and tariff differences. Changes may be limited less than 14 days prior to check-in.
Is there an age limit? +
The reservation holder must be 18 years or older.
Pets +
Varies by villa. Pet-friendly villas may require pre-approval, an additional cleaning fee, and a pet deposit. Common area and furniture rules must be followed.
What are the Guest Counts and Guest Policy? +
The maximum reservation capacity must not be exceeded. Daytime guests and additional overnight guests require pre-approval. Otherwise, a deposit deduction may apply.
Check-in / Check-out Times +
Standard check-in is 4:00 PM, check-out is 11:00 AM. Early check-in/late check-out is subject to availability and may require an additional fee.
Is ID and Contract Required? +
Yes. All adult guests are required to provide a government-issued ID, and the accommodation contract is digitally confirmed.
Invoices and Taxes +
Prices include VAT/local taxes. E-invoices/bills are available upon request.
Facilities for Children and Babies +
Cribs and high chairs are available in most villas upon prior request (while stock lasts). Child safety around the stairs/pool is the responsibility of the parent.
Parties and Events +
Parties/events are only permitted in villas where express permission is required and require written confirmation + an additional deposit. Noise regulations must be adhered to.
Smoking/Indoor Use +
Smoking is prohibited inside most villas. Use of the balcony for this purpose is subject to the villa’s rules; cigarette butt disposal may result in a fine.
Damage Reporting +
You must report any damage you notice upon arrival within 24 hours. Damages occurring during your stay may be deducted from your deposit or result in an additional charge.
Maintenance and Malfunctions +
Report urgent technical issues to our 24/7 support line. Staff is allowed access to the villa when necessary.
Internet Access +
Wi-Fi is available in all villas; speed/infrastructure may vary by location. Outages may be due to regional providers.
Transportation and Parking +
Most villas have private or street parking. You can request assistance if you require a transfer/rental car.
Late Arrival +
You must notify us in advance of your late arrival.
Long-Term Stays +
Discounts/additional cleaning plans and energy usage guidelines may apply for stays of 14+ nights and 30+ nights.
Weather Conditions and Force Majeure +
Extreme weather/transportation disruptions are considered force majeure; we strive to offer flexible change options, but full refunds cannot be guaranteed.
Special Requests +
Requests such as baby crib, shopping, meals, cleaning, and airport transfers must be submitted promptly after booking. Requests are subject to availability.
